One look at the skyline of Dubai is bold enough, but the real magic, as Nishant says, one can find in the numbers. To the founder of Phalcon9, selling the property was not about the real estate business; rather, it was a platform built to enrich real estate itself. To get down to business, he explains, it is not the selling of houses but the building of profitable journeys that got his feet into the game. And that single change of thought changed everything. With over 18 years of experience, Nishant did not begin as a real estate person. His professional life in the early years was based on corporate consulting, training, and leadership development for the Fortune 500s. However, with time, something clicked. The creation of wealth does not come in boardrooms but in actions that are scaled. Such a realization drew him into the expanding real estate scene in Dubai.

Of course, Dubai is rather quick, competitive, and never silent. However, he did not mind that. He did not pursue trends. “All my deals are researched and have their unique exit strategy.” Phalcon9 turned out to be the arena of strategy and execution. All investors were nurtured as long-term partners, given that they were not treated as a transaction.

His distinction lies in the acute blending of time, construction, and confident reliance. The majority of his most successful deals begin either at the pre-launch period or soft launch. Institutional language, sound exit rationale—even prior to putting a signature on the initial sheet. “I have myself done this. Repeatedly. That is why I have their trust,” he says.

There is one deal that is worth noting. A low-key opening at Dubai land till further South on the Expo corridor. The units were picked up at AED 750/sqft. A year and a half later, the neighborhood was soaring at AED 1,500/sqft. He designed two exits—one in the middle of the hold, one long flip. First-time investors realized more than 120 percent net returns. A very true story of the right time at the right place. Phalcon9 is a complete ecosystem—not just buying and selling. The asset is constructed through real estate. The movement will concur with lifestyle. The process of consulting scales up clarity. “The investor does not need five people. They require having one strong ally. That is what I would like to be,” he states.

Gaining trust in Dubai was not easy. He began without a profound community, no business in the family, nothing that was his inheritance. His performance alone was his capital. “I told them the truth about dangers and was effective with accounting.” That earned him initial clients. Then referrals. That was followed by the actual expansion. The background of the Fortune 500 continues to play a role. The management of $500K and $5M will follow the same rules—clean structuring, time to update, and keeping a plan. The corporate discipline... it courses throughout the deal.

He makes it clear that sustainable wealth is not hype. It is an inquiry—like, what does this money do in five years? He is concerned about steady developers, intelligent locations, and clean exits. Not all flashy brochures deserve being pursued.

The largest urban legend he hears? That Dubai is all about luxury. He disagrees. The turnaround is quite remarkable with early entrants doing well with mid-market off-plan units. Another: imagining that it is just the rental income that brings returns. If the capital gains are planned in a better way, they can far surpass that.

Today, as an estalibhed international player, Nishant shares,  “Don’t chase hype. Learn the game, negotiate well, and structure exits like a strategist.” And then he smiles. “Also, none of this was possible without my father and wife. They gave me the space to perform. And now, with a baby boy just born... it feels like life just got luckier.”
